Default Home construction costs in Baja Sur

Hola, I'm a newcomer to the forum. I'm trying to get a handle on how much (or little) house I can afford to build in La Ribera (east cape, southern Baja Sur). I have a handle on land cost and am in the process of finalizing the Fidecomiso on a plot in La Ribera. Can anyone give me a ball park estimate on construction costs (dollars per square foor) for a fairly modest style home? I have seen numbers in the range of $55/sq ft on the mainland and $110/fsq t for "luxury" homes closer to the border in Baja Sur, but have not been able to find any estimates for a fairly simple home in southern Baja Sur. I'd like to have some idea of what I can afford before going to a contractor or developer.

don,
I have also been looking into how much it would cost to build a small home in that area and I have been told from $100sq.ft to $150sq.ft and that just seems high to me. I will be visiting the area next week and hope to find out more information. please let me if you find out any more information and i will do the same.

In Lagos de Moreno, Jalisco, a Colonial city, you can build for $37 a square foot.
Lagos is two and a half hours E.N.E. of Guadalajara, and only 30 minutes from Leon, Gto.

Default Price of Housing in Sonora Mexico

I live on the beach and had my house built 3 years ago. I have found that LABOR cost have remained somewhat the same however the material has gone it 10% in three years. I built my house 1300 sq(300 sq ft porch) for about $40,000. This price included everything. House (block) construction, concrete roof, tile floor, Yeso inside and stucco outside. The cabinets for the kitchen and all the appliances for the kitchen and bath, to include washer and dryer. So I would put the building construction close to $30 sq and all the extras bring the total to $40. You can cut cost for labor in half if you are the contractor and hire skill labor for every job you need. Concrete/electric/plumbing etc. If you hire a contractor you will pay a good deal more.
Also interesting is that the location and your nationality will drive the cost. If you have the time to go to a local hardware store and meet some of the people there and make some friends with the construction guys you will find a lot better deals on getting your house built. But you need to be the MOTIVATION. If this is not your Bag of Tea Hire a contractor. Hope this helps.

Hi Don -

I'm no expert on this subject, however I can share my own building experience here in Cabo. I built my house in 1993. It's a modest 2 storey 1400 square foot home with 2 bedrooms and 2 bathrooms, an outdoor shower, standard concrete construction, tile countertops in the kitchen and tile in the showers. At that time, the construction cost was approximately $85,000, which works out to about $60/square foot. This price did not include sinks, faucets, showerheads, kitchen appliances or light switches and outlets, which were all brought down from the States because at the time, there was nowhere to purchase goods of much quality. That has changed now. You'll have no problem finding quality merchandise at about the same price you'd expect to pay in the States. What has changed, however, is the price of material and labor. The price of rebar and concrete has soared and because there is a labor shortage here, so has the price of labor. I would be amazed if you could get anything built for under $100/sq. ft. today.

My advice to you would be to contact a few contractors - check out http://www.mexonline.com/cabo-reales...nstruction.htm. I promise, they won't bite and would certainly have a much better handle on the subject than me. Talk with your neighbors and ask for recommendations too. Whatever you decide, be sure to see the work of prospective contractors and get references.

Just bought 1/2 acre thru Remax in Las Lomas II. Couple places under construction thru local builder at $100 sqft. Several places under construction at Lighthouse point that may be worth checking out.
