Default Building in Baja

I am getting ready to meet with several contractors down in the east cape area and am wondering what I should include in a contract to build. I have just finished drawing plans for this house so these contractors will have a good idea on what I want. All help in this matter is greatly appreciated.

One important issue that is different than building here in the U.S. is that the owners of the property are responsible for ensuring that the social security taxes are paid for the employees that are working on the building site. The mexican government is actually thinking ahead. They know that when a building permit is issued, that there will be local workers utilized in building a home. So, they notify the social security office and tell them to expect money from this owner/ or builder. (It depends how you put it in your contract). We decided to have the social security taxes included in our building plans, and price. The builder then was responsible for sending in the social security payments for the employees, and we were given the receipts as record to keep. Because the social security office will go after the owner, not the builder for any unpaid social security owed. We used an american builder living in Bajamar, who was familiar with the laws. It was a great experience.
